7 Signs You Need a New Roof (Before It's an Emergency)

Most roof failures give you warning signs long before the leak shows up inside. Here's what to watch for.

1. Missing, Cracked, or Curling Shingles

Shingles are your roof’s first line of defense. When they go missing, crack, or curl at the edges, water gets a path underneath. A few damaged shingles can often be repaired, but widespread curling usually means the roof is near the end of its life.

2. Granules in the Gutters

Those little sand-like granules protect your shingles from UV damage. If you’re finding piles of them in your gutters or downspouts, your shingles are wearing out and losing their protection.

3. Daylight or Stains in the Attic

Head into your attic on a sunny day. If you see daylight through the roof boards or notice water stains and streaks, moisture is already getting in.

4. Sagging Rooflines

A sagging roof deck points to trapped moisture or structural issues. This is one sign you should never ignore, call a professional immediately.
